Online Property Due Diligence Before You Buy in Saudi Arabia

Hand holding house keys over miniature houses

Checking a property before you buy protects you from surprises after paying a deposit or at the transfer stage. Whether the property is in Riyadh or any other region of the Kingdom, much of this checking can now be done online through official platforms. Moaqeb works as a general services office that operates electronically, helping you gather, organize and review the data digitally. To be clear, we do not view the property, travel to it or contact the seller or broker for you.

What electronic due diligence covers

  • Title deed data check: helping you confirm the deed is valid and its details match, using verification services on official judicial and real estate platforms such as Najiz.
  • Matching property data: comparing area, boundaries, plot and plan numbers with the listing or offer you received.
  • Broker licence check: confirming online that the broker or agency holds a valid real estate brokerage license through official channels.
  • Visible restrictions: noting any mortgage, restriction or remark shown in the available data.
  • Documents and questions: a clear list of what to request from the seller or broker before any financial commitment.

Please note: our service is electronic and administrative. We do not inspect the property physically or assess its structure or price. For technical condition, use a licensed engineer or valuer; for legal opinion, a licensed lawyer.

How we work with you

  1. You send what you have: a copy or number of the title deed, the listing details and the broker or agency name.
  2. We help you check online: we review the available data on official platforms with you; if a service needs a sign-in, you log in through Nafath and enter the one-time code yourself. We never ask for passwords or codes.
  3. We send a summary: on WhatsApp, covering what we found and what needs clarifying with the seller or broker.
  4. We prepare questions and a document list: so you can deal with the seller or agency clearly.
  5. We explain the electronic transfer steps: and help prepare what the request needs once you agree terms.

Key questions for the seller or broker

  • Is the title deed electronic and up to date, and is the seller the registered owner or an agent?
  • Is there a mortgage registered on the property, and how will it be released before transfer?
  • Is there a building permit and approved plan that match the current state of the property?
  • Are there active lease contracts on the property, and for how long?
  • What is the brokerage license number, and what commission has been agreed in writing?

Documents worth preparing

DocumentPurpose
Title deed copy or numberVerify ownership and property details.
Seller ID or power of attorneyConfirm who is entitled to sell.
Building permit and planMatch the current property to the approved plan.
Broker details and licenseConfirm the brokerage is properly licensed.
Draft sale agreementCheck that party and property details match the deed before signing.

Understanding electronic title transfer

In many cases, property title transfer now runs electronically on judicial platforms such as Najiz, involving the seller, the buyer and sometimes the broker. It usually requires an up-to-date electronic deed, no legal impediments on the property and confirmation by both parties through their official accounts. We explain the steps, organize the documents and follow the request online with you, while Nafath sign-in, the one-time code, payment and final confirmation stay with you.
